This guide specification outlines the functions and features of the OBEM cloud-based application which can be deployed across any network-connected system, locally and remotely. It is accessible through a data collector, or gateway, over the Internet.
OBEM connects enterprise and facility systems using industry standard open protocols and APIs that allow data to be shared and analyzed to provide enhanced energy and equipment management.
Unless otherwise indicated, the work of this section includes design, software manufacture, works testing, supply, delivery to site, installation, site testing, commissioning, data validation with BAS and fixing any bugs and defects that occur during the defect liability period. The successful bidder provides a complete user manual document for operation of OBEM which supports the operation and maintenance of the enterprise.
The work also includes any additional scope of work forming part of a specification attached to the contract. The final scope is mutually agreed and includes the final set of deliverables, cost, and time of delivery.
OBEM includes:
- Cloud-based application software complete with all necessary associated databases and other software that is required for its complete functionality to meet the intent of the specification, including the collection of data
- OBEM Cloud Hosted Solution Metasys through ADX/ADS used to support existing Johnson Controls applications installed in user’s facilities
- OBEM Cloud Hosted Solution Metasys through BACnet IP used to support existing BACnet IP communications
- OBEM Cloud Hosted Solution Metasys through APIs used to support existing Johnson Controls applications installed in user’s facilities (applicable for Metasys release 11+)
- OBEM Cloud Hosted Solution Easy IO through MQTT used to support existing Johnson Controls applications installed in user’s facilities
- OBEM Cloud Hosted Solution Verasys through Smart Building Hub (SBH) used to support existing Johnson Controls applications installed in user’s facilities
- OBEM Cloud Hosted Solution third-party BAS through BACnet IP used to support existing Building Automation Systems through BACnet IP communications
- OBEM Cloud Hosted Solution BACnet IP Meters used to support existing BACnet IP and Meters communications.
- A server grade personal computer supplied with all necessary peripherals, a Virtual Machine or computer, for hosting the gateway software.
- When the data source is configured, the system can discover devices or points, fetch historic data for selected points, Metasys Historian SQL driver only, set point attributes, and sync with the platform.
