Users can select the KPI Cards and graphics to display on the dashboards.
Asset Manager dashboards include the following information:

Map selection
Select the location or building to view to the selected location or building using maps at the portfolio and location level.
Hover the mouse over a location on the map, to view the fault count and chiller efficiency details of the location or building. Click the pin icon to view the selected location or building.
Asset Manager KPIs
The Asset Manager dashboard includes four main KPI cards to easily view their current asset performance at the portfolio and location levels:
- HVAC Chiller KPI: displays total plant room, total chillers, and unutilized chiller count for that space for the selected month. Unutilized chillers is the sum of all chillers that are not operational for 15 days continuously in the reporting and selected period, when the cooling degree days are greater than two degrees on all of the days.
- HVAC Boiler KPI: Display total plant room, total boiler, and unutilized boiler count for that space for the selected month. Unutilized boilers is the sum of all boilers that are not operational for 15 days continuously in the reporting and selected period, when the cooling degree days are greater than two degrees on all of the days.
- Diesel Generator KPI: Display total installed diesel generator, and unutilized diesel generator count for that space for the selected month. Unutilized diesel generators are the sum of all diesel generators that are not operational for a certain period of time in the reporting or selected period.
- Lift KPI: Display total installed lift and unutilized lift count for that space for the selected month. Unutilized lift is the sum of all lifts that are not operational for a certain period of time in the reporting or selected period.
- Each of these KPIs feature Asset Ageing tables. Asset Ageing tables help determine when to conduct asset maintenance versus when it is time for an asset change.
Portfolio and location level dashboard
The following dashboards are available at the portfolio and location level:
- Location Performance: View the overall average operational efficiency data of Key Assets. Click the link to view the space system info page of that specific location.
- Connected Location: View a map of each location. Click on a location to view the KPI and an overview of how each location is performing, in relation to asset performance.
Building level dashboards
The following dashboards are available at the building level:
- AHU KPI: Displays Total installed AHU for that space for the selected month.
- Top Five Faults: Displays the top five FDDs in the building to prioritize the maintenance activities in that building. The top five FDDs are displayed based on fault time and counts.
- Faults by Equipment Category: Displays a unique fault count for each of the different equipment categories to prioritize the maintenance activities.
- Faults by Level: Displays a floor level FDD heat map. FDDs are shown in different categories like energy, comfort, maintenance, compliance, and miscellaneous.
- Faults Trend: Displays FDD count and hour trend. FDDs are shown in different categories such as energy, comfort, maintenance, compliance, and miscellaneous to prioritize the maintenance activities.
- Indoor Air Quality Monitoring: For any occupant productivity and health, indoor air quality plays an important role. Temperature, Humidity and Carbon dioxide data are measured continuously from sensors and displayed on charts for both occupied and unoccupied duration. This helps facility managers to examine this data and understand how the space is being conditioned. It helps detect any anomalies that can impact occupant health and productivity.
Floor, wing, and room level dashboard
The following dashboards are available at the floor, wing, and room level:
- Space Comfort Indicator: Displays a daily temperature heat map of all the equipment serving a floor, wing, or room. Detect temperature anomalies using the heat map to visually identify areas of overcooling or overheating. All equipment that serves zones, wings, or rooms show in the heat map. Toggle between the occupied and unoccupied heat map.
Portfolio and location level analytics
View asset performance analytics at the portfolio and location level including:
- Chiller KPI: Displays Chiller Efficiency at the portfolio level, and changes for the previous year. View locations that have contributed to an increase or decrease in average efficiencies, and the impact of faults generated by all equipment. Click on a location name to view the analytics page of the selected location.
- Boiler KPI: View boiler efficiency at the portfolio level, and changes for the previous year. The card displays which locations have contributed to an increase or decrease in average efficiencies, and the impact of faults generated by all equipment. Click on a location name to view the analytics page of the selected location.
- Lift KPI: Displays total installed lifts, and lifts under maintenance.
- Diesel Generator KPI: View diesel generator efficiency at the portfolio level, and changes for the previous year. The card displays which locations have contributed to an increase or decrease in average efficiencies. Click on a location name to view the analytics page of the selected location.
Plant room dashboard
The plant room dashboard provides an operational overview, asset analysis, and efficiency analysis for all equipment in the plant room.
- Chilled Water Plant Efficiency KPI: Displays the individual chiller efficiency versus the chiller percentage load. View chiller efficiency patterns and chiller efficiency at different load conditions.
- Plant Efficiency and Building Cooling Load KPI: Tracks day-to-day average load of all chillers and their efficiency.
- Daily Plant TRH vs Plant Efficiency KPI: Displays the daily plant TRH versus plant efficiency. View the cooling generated by the plant and its efficiency during a selected timeline.
- LWT Min and Max Range box: Displays the analysis of delta T range, the difference between return water temperature and leaving water temperature, for all chillers connected to a plant room during the ON condition.
- Run Hours Comparison KPI: Displays the run hours comparison for all equipment of a plant room.
- Plant Energy Consumption KPI: Displays an energy consumption comparison for all equipment of a plant room.
- Chiller Consumption Baseline KPI: Correlates energy with the chiller system. It displays the energy consumption against a reference energy consumption baseline for a set interval of time. View the deviation from the baseline condition in percentage and kilowatt hours.
- Chiller Supply Temperature and Chiller Active Power KPI: Provides optimization opportunities for individual chillers by correlating the energy counterpart with the respective equipment, for the selected time resolution.
- Cooling Tower Leaving Temperature and Active Power KPI: Provides optimization opportunities for cooling towers by correlating the energy counterpart with the system, for the selected time resolution.
- Building Cooling Load and OAT KPI: Displays the total cooling load against outside air temperature for the selected time resolution, representing how building load varies with changing ambient temperature.
- Chilled Water Plant Fault Category Analysis: View faults for all chilled water plant equipment categorized for priority and category. Easily view respective equipment for a more detailed analysis.
- Chilled Water Plant Optimization using Google AI Engine: Has integrated AI based chilled water plant optimization algorithm developed by Google called Industrial Adaptive Control Platform (IACP). OBEM collects real time data from chilled water plant and sends it to the IACP. IACP analyzes operation of chilled water plant at real time mode and provides recommendations for chilled water plant operation. Recommendations received from IACP are stores in OBEM as well as written directly to field using command and control feature of Enterprise Platform. IACP sends recommendations like set point of chiller, number of chillers to operate, set point of condenser water, number of pumps to operate. Write specific objectives for IACP algorithm using simple equations such as improve chilled water plant overall efficiency, improve chiller efficiency, and provide comfort environment.

The parameters change based on the equipment selected from the equipment tree. View data in different aggregations like month, day, hour in terms of average, minimum and maximum over a user-defined date-time range, and raw data.
Equipment specific chiller dashboard

- Chiller Fault KPI: Displays the faults encountered in the chiller in a time series format for the selected time period. Filter trend data based on fault instance and fault analysis based on category and priority.
- Chiller COP KPI: Displays chiller efficiency (COP) for the selected chillers from the equipment tree for the selected time period.
- Chiller Trend KPI: Displays trends of important parameters related to the chiller’s operation for the selected time period. View data in different aggregations like month, day, hour in terms of average, minimum and maximum over a user-defined date-time range, and raw data.
- Chiller Run Hours and OAT KPI: Displays chiller-specific run hours against outside air temperature for the selected time period, representing the variance of run hours with changing ambient conditions.
- Chiller Run Hours KPI: Display portfolio level chiller run hour with comparison to the previous years. Identify run hour comparisons for individual locations and changes from the previous year.
Equipment specific boiler dashboard
