Tenant Manager App includes a Tenant Portal, Tenant Billing Module, and Building Owner Portal.

Tenant Portal

The Tenant specific portal includes the following features:

  • Dashboards are viewable at a consolidated or individual building level
  • Dashboards for tenant details, electrical usage, commodity-wise consumption breakdown, After Hours requests and where-you-rank
  • Creation of After Hours request for one time, weekly, monthly
  • View After Hours request
  • Indoor Air Quality Score from Space Performance app
  • Tenant Rating allows tenants to provide feedback on a five star scale for the following three KPIs:
    • Transparency of received invoices
    • Speed of resolving reported cases
    • Quality of office spaces

Tenant Billing

OBEM Tenant Billing simplifies the process of creating bills for tenants. Tenant billing quickly, easily, cost-effectively, and accurately allocates individual occupant utility usage and bills tenants for their energy usage. Tenant Billing calculates and can manually or automatically generate bills for tenants covering consumption for multi-commodities such as electricity, water, and gas. In addition, it auto-generates bills specific to After Hours requests.

Automated Billing
Tenant billing generates automatically on a predefined date every month. The bills are sent to the tenant on the day they generate.
Manual Billing

OBEM also provides manual or flexible tenant billing. The manual or flexible billing is useful in situations where the building owners receives the utility bills at irregular periods and wants to pass on some of the charges to the tenants. Manual billing supports backdated billing for historical periods. This is helpful for owners who want to generate bills before the installation of OBEM and conduct comparisons with the existing billing system. The manual billing also supports multiple tariffs for the same tenant in case the tenants are using utilities from different utility providers. Tenant setup and billing includes the following features:

  • Tenant setup (biller details and tenant mapping)
  • Tenant user setup and configuration
  • Tenant licensing, tenant bill generation sharing email
  • Building owner bill generation and sharing email

Tariff and Blended Rate

Tariffs and Blended Rate provides the following:

  • OBEM Tariffs and Blended Rate supports tariff and blended rates that helps users to see the cost on billings. This feature is available to the building managers, owners, and tenants through a standard web browser-based interface.
  • The tariff applied to the consumption can vary from simple flat cost-per-unit charges to the complex slot type, peak, off-peak tariffs, with the feature to define tariffs by individual meters. When all data is loaded into OBEM, bills are created and issued to the respective tenant contacts automatically by Email.
  • OBEM supports Block (Slab), Time of Use (TOU) and Uniform Tariff.
  • OBEM maintains tariff definition history to show the cost related to the tariff mentioned for the particular period.
  • OBEM supports blended rates for Multi Commodities.
  • An online repository is available to retain all past tenant bills stored online and provide for uploading information of inactive and past tenants.

Building Owner Portal

The Building Owner Portal provides a building owner’s view of tenant information. The Building Owner Portal contains the following features:
