Space Performance helps users to understand the space utilization and occupancy, comfort requests, peak and quiet time for utilization other space related KPIs to help better manage the space costs.
Space performance also helps users to understand the Indoor Air Quality (IAQ) and risk associated with infection spreading through air in spaces, and provides alerts from spaces which have poor IAQ and or high chances of infection spread.
OBEM consumes data for occupancy and utilization from BAS, third-party APIs, and OpenBlue Companion.
Space Utilization is a function of occupancy and usage of the designated space. Occupancy is associated with the space being occupied as planned. Usage is defined as the number of people occupying a space as planned or scheduled, if meeting room, against total capacity. OBEM uses both occupancy and usage data to calculate space utilization data. The system supports ingestion of such data from occupancy and people counting sensors directly through APIs or through the BAS.
Building level dashboards
- Building Current Utilization: Provides an instant view into the utilization of the building.
- Occupancy Profile: Provides an indication of how the occupancy trended for the entire building for the selected month. The data can be sliced for working days of the week or for all the days of the week.
- Meeting Room Utilization: Provides a visual representation of the utilization of the collaboration spaces and meeting rooms for each floor. The easy to read color indication enables the user to quickly identify spaces which are underutilized.
- Floor Current Utilization: Provides an instant view of the current utilization of all the floors present in the building.
- Current Most Utilized Zone: Provides information about the most utilized zone for each of the floors in the building.
- Current Least Utilized Zone: Provides information about the least utilized zone for each of the floors in the building.
- Yearly Utilization: Provides a complete yearly view for each day of the month of each floor's utilization in an easy to read color coded charts. This is helpful in understanding the longer trend of the floor utilization.

- Floor Current Utilization: Provides an instant view of the utilization of the floor.
- Floor Capacity: Displays the capacity of the floor in terms of the maximum number of occupants that can occupy the floor.
- Current Occupancy: Displays the current number of occupants on the floor. Users can refer to this information at any time if they need to know what the current occupancy is on the floor.
- Unassigned Spaces: Displays the number of unassigned spaces which may not be available for employees and may be reserved for guests.
- Zone Utilization: Ranks and displays zones in the order of their utilization. This is helpful for identifying zones that are continuously underutilized and zones that are continuously over utilized.
- Utilization Statistics: Displays statistics of the floor average utilization, time of the day when the floor is utilized the most and least.
- Occupancy Profile: Provides an indication of how the occupancy has trended for the entire floor for the selected month. The data can be sliced for working days of the week or for all the days of the week.
- Most Utilized Room and Least Utilized Room: Displays information for the selected floor to help users quickly understand from all rooms which is the most utilized room and which is the least utilized room.
- Meeting Room Utilization by Day: Displays the trend of the selected meeting room utilization for the day of the week. Users can compare one room with another to derive comparative insights.
- Meeting Room Utilization by Time of the day: Displays granular information for meeting room utilization and comparison of different room utilization for every 30 minutes. This is helpful in identifying trends on where utilization decreases.
- Usage Profile: Displays the usage trend of the rooms for the week time frame. This is helpful in identifying which particular parts of the day the rooms are occupied.
- Space Graphics: Overlays the floor plans with the ability to view which rooms are occupied and which rooms are unoccupied in near real time. It also gives an indication of individual desks occupancy in real time to understand the space usage.

- Zone Current Utilization: Displays a snapshot of the current utilization of the zone.
- Zone Capacity: Displays the capacity of the zone in terms of the maximum number of occupants that can occupy the zone.
- Current Occupancy: Displays the current number of occupants in the zone.
- Unassigned Spaces: Displays the number of unassigned spaces which may not be available for employees and may be reserved for guests.
- Peak Time for Utilization: Displays which time the zone was utilized the most during working hours for the current day.
- Quiet Time for Utilization: Displays which time the zone was utilized the least during working hours for the current day.
- Utilization every thirty minutes: Displays the utilization trend for every 30 minutes for the current day and for the last seven days. This helps users analyze the decrease in utilization during the defined time and compare the trend for different days.
- Utilization by day for last thirty days: Displays the complete utilization trend for last 30 days for each day of the week. This helps users to identify anomalies in utilization during weekends or during the time when the space is expected to be least utilized.
Room level dashboards
- Meeting Room Utilization: Displays the selected meeting room utilization for the selected month. Better utilization numbers indicate healthy usage of the room.
- Meeting Room Underutilization: Displays the underutilization the selected room. This helps users to decide if a room needs to be examined for issues or repurposed if there are no issues.
- Meetings by Size: Displays how many people usually attend meetings. The widget identifies the pattern of each meeting with respect to the number of people. This helps to understand how the meeting rooms being used according to their size.
